The concepts

What is RevPAR?

RevPAR (Revenue Per Available Room) is the average revenue a hotel earns across ALL of its sellable rooms, not just the ones it sold. It equals the average nightly rate multiplied by occupancy. Raising rates in a way that hurts occupancy can lower RevPAR, which is why rate alone or occupancy alone is misleading.

What is ADR and how does it differ from RevPAR?

ADR (Average Daily Rate) is the average price of the rooms you actually sold. RevPAR also counts the empty ones. At 50 percent occupancy, RevPAR is half of ADR. Real performance shows up in RevPAR, not ADR.

How is occupancy calculated?

Divide the room nights sold by the total sellable room nights. A 40-room hotel offers 1,200 room nights in 30 days; if 720 were sold, occupancy is 60 percent.

How does commission erode RevPAR?

RevPAR is a gross measure and does not see intermediary commission. If 60 percent of your bookings arrive through a channel charging 18 percent, roughly 11 percent of your revenue is gone before you start. Comparing channels on net RevPAR shows which one actually pays.

How do you grow the direct share?

Three things: a booking engine where the guest completes the reservation without leaving your site, a site that is findable under the hotel's own name (local SEO and a Google business profile), and visibility where demand forms (search ads). Commission is a fixed cut tied to sales; advertising is a cost whose budget you set.

Commission is a cut tied to your sales, and you do not control it. A booking that completes on your own site carries no intermediary commission, and the guest data stays with the hotel.
